If you're a property developer or architect planning a marketing campaign, an off-plan sales launch, or a planning application, one of the first questions you'll have is simple: how much does a CGI actually cost? The honest answer is that it depends - but understanding what it depends on will help you budget accurately and avoid surprises.
In this guide, we break down the main factors that affect property CGI pricing, what's typically included, and how to get an accurate quote for your specific project.
What Determines the Cost of a Property CGI?
There's no single fixed price for a property CGI, because every project is different. The main factors that influence cost include:
Number of images required. A single exterior CGI for a planning application will cost less than a full marketing package covering multiple house types, angles, and interior rooms. Most studios - including ours - offer reduced per-image pricing as the number of images increases, since a lot of the groundwork (building the 3D model) is shared across images of the same property.
Exterior vs interior. Interior CGIs often involve more decisions around furniture, finishes, and styling, which can make them slightly more involved than a straightforward exterior shot - though this varies depending on the complexity of each.
Level of detail and realism required. A quick visualisation for internal review will cost less than a fully polished, photorealistic image intended for a glossy sales brochure or hoarding.
Photomontage vs pure CGI. Photomontage images - where a 3D model is combined with a real photograph of the site - typically involve an additional step (site photography) compared to a stand alone CGI, which can affect pricing.
Revisions. Most quotes include a reasonable number of revisions as standard. Extensive late-stage design changes (rather than minor tweaks) may be treated separately.
Typical Price Ranges
As a general guide:
Single exterior CGI: From approximately £450+vat
Single interior CGI: From approximately £400+vat
3D Floorplans: From approximately £125+vat per floor
Small package (3–5 images): From approximately £1,100+vat
Full marketing package (multiple house types, interior + exterior):
From approximately £1,800+vat
360° virtual tour: approximately £1200 - £4,000+vat (upwards)
Property brochure (design + CGIs): approximately £1,500 - £4,000+vat (upwards)
These figures are a general guide only - every project is quoted individually based on your specific requirements.
Why We Don't Publish a Fixed Price List
Because the cost of a CGI depends so heavily on the specifics of your project - the building, the number of images, the use case - a generic price list often ends up being misleading rather than helpful. Instead, we ask for a few basic details about your project and provide a tailored quote, usually within the same day.
How to Get an Accurate Quote
To get a fast, accurate quote, send us:
Your architectural plans, elevations, or site plan (even early-stage drafts are fine)
How many images you think you'll need, and whether they're for planning, sales, or both
Any specific deadline you're working to
Email these to martin@cgisnewcastle.co.uk and we'll typically come back to you with a same-day quote.
Is a Property CGI Worth the Investment?
For most developers, the cost of a CGI package is small relative to the value it can unlock - particularly for off-plan sales, where buyers need to visualise a finished property before committing. We've helped sell over £100m of property off-plan using CGIs as part of the sales process, and well-produced visuals are often cited by developers as one of the more cost-effective parts of a marketing budget.
